Wokeness and MHPs Don’t Mix

Oh the irony…

We here at the MHC weekend don’t like to highlight dumb articles covering mobile home parks. We let the links speak for themselves. Sometimes exceptions need to be made.

Exhibit 1: “Northfield mobile home residents say management is making new, unreasonable rules”. We knew it was a dumb, pointless article. But then the next three articles we read were the following and the irony smacked us across the face:

As the central bank sharply increases borrowing costs, it could lock would-be home buyers into rentals and keep a hot market under pressure.

Rents have been rising swiftly across America for much of the pandemic era, and housing experts are warning that they could now receive a boost from an unlikely source: the Federal Reserve.

Cost of leverage in a volatile rate environment

Along with a backdrop of rising interest rates over the course of the year, rate volatility has increased substantially. Treasury yields and swap rates at both the short and long end of the curve have exhibited significant variance in relatively short time periods (including overnight) as a result of market uncertainty around inflation and economic growth and the Fed’s policy decisions in response to these conditions. This has translated into greater interest rate risk on the cost of debt in the window between deal commitment and closing. This piece discusses this risk and how Chatham can assist commercial real estate (CRE) borrowers with managing it.
